The home inspection and appraisal are not the same. They each serve a different purpose, follow a different process, and are conducted by different professionals. The main difference between the home appraisal and home inspection is that the appraisal determines the home’s value, whereas the inspection determines the home’s condition.

Buying or selling a home. An appraisal can help ensure that the sale price is fair market value, so the buyer doesn't pay more than the property is worth and the lender doesn't lend more than it's worth. Lenders typically require an appraisal when a mortgage is involved in buying, refinancing, or selling a property.
